A thirteen-acre brief,
written to be defended.

Every decision on a luxury residential project is a negotiation between cost, schedule, specification and risk. What follows is the argument for each of those decisions on Fab Luxe — the architectural intent, the engineering basis, and the consultant team who signed each drawing before it went to site.

§ 01 — THE DESIGN BRIEF

Eleven towers, thirteen acres, one uncompromised geometry.

The brief handed to the architect in October 2023 contained exactly four non-negotiable constraints. First, no tower could be closer than thirty-two metres to its nearest neighbour, in order to preserve cross-ventilation and daylight on every floor. Second, the minimum ceiling clear height on every habitable floor was to be ten feet. Third, every residence was to have a full-width living room and a continuous balcony. Fourth, the built-up area was to remain below fifty per cent of the site, with the remaining land reserved for landscape and amenities. These four numbers, taken together, reduced the total unit count on the site by approximately twenty-two per cent compared to the FAR-maximised alternative. We accepted that loss on day one.

The resulting master plan places eleven residential towers around a central north-south spine that runs from the main entry gate to the clubhouse podium. The towers are offset on an eight-metre grid, which was determined by the turning radius of a standard fire tender plus a four-metre safety margin. The grid is also aligned to the prevailing wind direction for the site — a west-south-westerly during summer months — so that every tower presents its shortest façade to the dominant solar load.

The clubhouse occupies a thirty-five thousand square foot podium at the geometric centre of the site. Its roof is accessible and planted. Its ground floor opens directly onto the fifty-metre pool deck. Its basement connects to the visitor parking loop via a dedicated ramp that does not interfere with the resident-only basement circulation. The separation of visitor and resident vehicle flows was one of the forty-seven specification items carried over from the original Forbes Global Properties design standard for luxury residential developments.

The residential towers themselves are G+35, which is the maximum permissible height under the Greater Noida Industrial Development Authority bye-laws for Sector 4 at the time of planning approval. Each tower has three residences per floor, served by two passenger lifts and one service lift. The floor plate is approximately 3,840 square feet gross, arranged as a central service core — lifts, stairs, shafts — with three residential pods radiating out from it. The core-to-pod efficiency is seventy-two per cent, which is higher than the NCR luxury residential average of sixty-five per cent.

§ 02 — THE CONSULTANT TEAM

Every drawing on this project was signed by someone who has already built it before.

The Forbes procurement policy for Fab Luxe was unusually strict even by the standards of Indian luxury residential development. For each consultant role, we required a minimum of three delivered residential projects at or above one hundred metres of height within the last decade, direct execution experience on a project of comparable unit count, and independent references from two previous clients. The intent was to eliminate consultants who had the right credentials on paper but had never actually built the thing they were being asked to design.

Architect of record

Principal Architect, NCR

Eighteen years of practice, fourteen completed residential projects in Delhi-NCR, six of them at or above one hundred metres of height. Previous clients include two of the top ten listed real estate developers in India. Responsible for the master plan, unit layouts and façade design.

Structural engineer

Senior Consulting Structural Engineer

Engineered three of the tallest residential towers currently standing in Gurugram, all above one hundred and fifty metres. Specialised in post-tensioned slab design and seismic zone IV detailing. Responsible for the superstructure, foundation, raft and seismic restraint design.

MEP consultant

Building Services Consultant

Nine IGBC Platinum residential projects in the last decade. Specialised in HVAC optimisation and building-wide air quality management systems — a specialisation that was directly relevant to the AQI-managed tower system that is the signature engineering feature of Fab Luxe.

Landscape architect

Landscape Design Studio

Australian-origin landscape practice with completed projects in Sydney, Singapore and New Delhi. Responsible for the central spine, the podium gardens, the clubhouse plaza, the pool deck and the boundary buffer that connects Fab Luxe to the Sector 4 central park.

Principal contractor

Tier-1 Construction Company

Direct execution experience on residential high-rises above one hundred and twenty metres across Mumbai, Gurugram and Bangalore. On-site workforce typically between eight hundred and twelve hundred personnel per project. Responsible for civil, structural and finishing works across all eleven towers and the clubhouse podium.

Independent monitor

National Buildings Construction Corporation (NBCC)

A Government of India public sector undertaking serving as the independent construction monitor. NBCC inspects and certifies every milestone of the project — raft completion, plinth, structural topping-out, façade, finishing and handover — and publishes the reports directly to buyers. This engagement is unusual in Indian luxury residential practice and was requested by Forbes specifically.

§ 03 — THE ENGINEERING SYSTEMS

Where the budget was spent, and where we refused to cut it.

Every luxury residential project advertises the same list of systems — HVAC, elevators, plumbing, electrical, fire, security, building management. What distinguishes one project from another is not the presence of those systems but the specification written against each of them. Here is the specification summary for Fab Luxe.

Air quality management

The Fab Luxe AQI management system is a tower-wide twin-stage filtration assembly installed at the level of the central air handling unit on the podium roof. Stage one is a HEPA-13 barrier that captures particulate matter down to 0.3 microns at 99.95 per cent efficiency. Stage two is an activated carbon bed that scrubs VOCs and NO2. Treated air is distributed through pressurised risers to every residence, maintaining a positive pressure differential that prevents outdoor air infiltration through façade joints. The system holds indoor AQI below fifty regardless of outdoor conditions, and is independently monitored by sensors installed on every tenth floor with real-time reporting to the building management system. Total cost: approximately seven per cent of superstructure budget. Cut from the scope at any point in the project: never.

Vertical transportation

Each tower is served by two passenger lifts at 2.5 metres per second and one service lift at 1.75 metres per second. The passenger lifts are destination-dispatch enabled, which reduces average wait times by approximately thirty per cent compared to conventional call-button systems. At 32 floors and three residences per floor, the rated traffic handling capacity is sixteen per cent of the population in a five-minute peak period — above the luxury residential benchmark of twelve per cent. Lift cars are European-finished and serviced by the OEM on a direct maintenance contract for the first five years.

Structural system

The superstructure is a shear wall and slab system designed for seismic zone IV loading under IS 1893:2016, with ductile detailing to IS 13920. The raft foundation sits on a compacted fill of two metres over stiff clay, which was verified by a geotechnical survey of twelve boreholes to a depth of thirty metres. The concrete grade is M40 for the superstructure and M35 for the raft. Rebar is Fe 550D TMT throughout. No design shortcuts and no value-engineered downgrades after site mobilisation.

Building management system

A centralised BMS integrates HVAC, lighting, security, fire, lift and access control into a single monitoring console staffed twenty-four hours a day in the clubhouse command centre. Residents receive a mobile app that mirrors the BMS for their own residence — air quality, temperature, lighting scenes, door status and visitor approvals. The BMS vendor is a Tier-1 European specialist with fifteen years of experience in Indian high-rise projects.

Water and sanitation

All incoming water is passed through a central reverse osmosis plant located in the podium plantroom. Treated water is distributed at constant pressure through hydro-pneumatic pumps with redundancy. Every residence receives an in-line softener as standard. Greywater from showers and lavatories is collected, treated and reused for landscape irrigation and cooling tower make-up, cutting freshwater demand by approximately thirty-eight per cent compared to a conventional single-pass system.

Power and backup

Hundred per cent backup on dedicated DG sets with acoustic enclosure and NOx-compliant exhaust. Every residence is connected to a ring main that allows load shedding on amenities first and residences last in the event of grid failure. EV charging infrastructure is provisioned on every parking bay in the basement at 7 kW AC, with twelve fast-charging DC bays at the visitor parking level.

§ 04 — MATERIAL SPECIFICATIONS

The fit-out, named by origin.

Finish-level specifications are where luxury projects tend to fall apart. A specification signed at launch is often different from the material installed at handover, because intermediate value engineering pressures chip away at every line item. On Fab Luxe we froze the finish schedule at tender stage and contractually locked the material origin against each line. Residents can request sample chips against the signed schedule at any time.

§ 05 — ON THE RECORD

A note on the tone of this document.

We have deliberately written this about page as a design brief rather than as a marketing brochure. Luxury real estate in India is an industry saturated with soft language — "lifestyle", "experience", "elegance", "craftsmanship" — that rarely translates into anything testable on site. We think the people buying a Forbes Fab Luxe residence deserve better than soft language. They deserve numbers, references, consultant names and materials of origin.
